How MLS Flat Fee $395 Program Works – Terms & ConditionsAs the owner, you will be responsible for scheduling and holding showings, providing lockbox and For Sale signs (if applicable), additional marketing, scheduling and holding open houses, handling negotiations with buyers and buyer agents, etc. NST Realty can list your property on local MLS, operated by the local board of Realtors, with 1-6 photos up to six months.
NST Realty will act as your listing agent, but does not collect a commission (in some cases). NST Realty will appear on the MLS listing as well as any real estate websites, such as Realtor.com. If you sell your home to a buyer who is not represented by a broker you will pay no commission at closing(in most areas). If a broker brings you a buyer and you accept an offer you will need to pay them a commission. All commission is negotiable, but the average is around 2.5-3.5% and will need to be stated up front upon entering the MLS. Once the MLS forms have been submitted to the listing agent and assigned a MLS number, NST Realty will be unable to offer refunds. There are often different MLS's that cover the same areas. You must obtain the name and coverage of the MLS for your property listing. Listing in the MLS does not guarantee that your property will sell, it is only an advertisement that your property is for sale and lasts for six months. All selling commission is negotiable by law, this is left to the consumer to decide. Once listed on your local MLS, your property listing may feed to several real estate websites. This depends on where the property is located and the regulations of the individual MLS your property is listed with. There may be additional fees charged by NST Realty for changes made to the MLS listing once initially submitted. Once listed in the MLS, your property is listed by NST Realty and you are no longer able to retain your ‘For Sale by Owner’ status. Your FSBO.com listing if previously available will have to be deleted. The seller will be required to sign a standard listing agreement to market their property through the MLS.
